Governing Documents

Below is a helpful list of the Heritage HOA Governing Documents, along with a brief description of what each document is for. These documents are also available for homeowner viewing on TownSq.

  • Resolution – A formal decision adopted by the Board of Directors to clarify or implement policies and procedures not explicitly detailed in the other governing documents.

  • Consolidated Declaration – The master document that outlines the overall structure, rights, and responsibilities within the community, including land use and ownership.

  • Consolidated Covenants, Easements & Restrictions – A detailed record of the rules, property use guidelines, and legal obligations that apply to all homeowners and properties within the HOA.

  • Bylaws – The internal rules that govern how the HOA operates, including how meetings are conducted, how board members are elected, and how decisions are made.

  • Enforcement Policy – A document that outlines the HOA’s process for identifying, notifying, and addressing violations of the governing documents to maintain community standards.
